What Not to Overlook on The Final Walk-Through

• Repairs you’ve requested have been made. Obtain copies of paid bills and any related warranties

• All items that were included in the sale price—draperies, lighting fixtures—are still there.

• Screens and storm windows are in place or stored.

• All appliances are operating. • intercom, doorbell, and alarm are operational • hot water heater is working

• HVAC is working • no plants or shrubs have been removed from the yard • garage door opener and other remotes are available. • instruction books and warranties on appliances and fixtures are there • all personal items of the sellers and all debris have been removed.

• If any of the items requested are not taken care before closing, please consult an attorney to put money aside in an escrow fund prior to closing.  Once you close on a piece of property and your requests have not been met, unless an attorney has drafted an agreement with the signature of the seller, you own the house and the items you wanted repaired, replaced or left with be your responsibility, not the sellers, once you close on your home. Unless you are willing to pursue litigation.  Please try to avoid a difficult situation or bad feelings between yourself and seller.  It really is not worth the time, money and stress you may endure to pursue items not done prior to closing. 

Not everyone is available to do a final walk through.  It is my responsibility as your agent to ensure that I complete a final walk through even if you cannot.  I always make sure you are completely satisfied before closing on a new property.
