The difference between Customer & Client;
When your are a customer, you are without representation. The real estate agent assisting you, is employed by, and works for, the seller and is obligated to get the highest price and best terms for the seller. This real estate agent or sub agent will be honest and disclose all material facts about the property but must work in the sellers best interest at all times.
When you are a client you are fully represented. You are hiring a real estate agent to professionally advise and represent you. Your real estate agent will then work in your best interest to gain the best price and terms for you. Your agent also owes you a full range of professional services to include complete loyalty, full disclosure and preservation of your confidential information.
Complete focus on the buyers wants and needs
Levels the playing field for the buyer who contracts with a real estate agent which only represents you and not the seller in the transaction
Creates a less stressful environment for the buyer by knowing you have a professional real estate agent representing you

You will be provided with pertinent market data to help assist you in the decision making process when purchasing your home. Where as other buyers without buyer representation, will not have this data available to them

Provides you with great positioning in the market by allowing you to buy properties that are for sale by owner with agent representation
How does a buyers representative get paid?
We can be paid in a variety of ways ( % of the contract price, flat fee, or hourly rate). You can pay us directly or have someone else pay us on your behalf. As with most real estate transactions, fees are generally built into the purchase price and are disbursed at the closing along with other fees.
Our clients protect our fee through the buyers agency agreement where they agree, should they not wish to pay us directly, to authorize or direct someone else to pay us on their behalf.
On most REALTOR listed properties, buyers agents are encouraged to bring in offers and are offered a compensation by the listing agent.
